We wrote a blog back in March that showed Remodeling Magazine’s #1 return on investment for home renovation was a fiber cement reside. While that may still be the case based on that research, a new report was recently released by The National Association of Realtors, and the National Association of the Remodeling Industry. These surveys were given to realtors and re-modelers in hopes of finding resale value and owner satisfaction statistics.
A complete roof replacement was found to be one of the top projects for homeowners “joy score”, which is based on their feelings about a completed project. This essentially showed that the typical homeowner was the most pleased and satisfied after replacing their roof, over most other projects. Also, it was found that a roof recovered about 105% of the initial investment upon resale.
Many houses these days are built where the roof is the dominating exterior feature. With so many different styles consisting of various sized peaks, hips, valleys and ridges, the roof can really “stick” out. Also the various types of materials used on residential properties gives people all sorts of options. Asphalt, rubber, metal, wood, slate and even concrete are all used to cover homes.
While putting a new roof on your home can be an intimidating process, for many reasons, it seems financially speaking, it is the best bang for the buck. It provides the most important need for your home, which is protection from the outside elements. While also serving as one of the biggest factors in “curb appeal” if you should ever decide to sell your home.
